What a night and day difference my original review was compared to this one. My old 5 star review was for the old property management of Arabella. Sadly, I cannot say the new property management deserves a single star.
I loved the old Arabella. I lived there for 3 years. The previous staff (up until this summer) were kind, helpful, and made you feel at home. In fact, I was considering a 4th year at Arabella up until the change in property management.
The new staff helped me make the decision to leave Arabella due to their nonexistent professionalism (everytime I went to the office, it was like they were looking to pick a fight about something), their unwillingness to explain their new utility billing (and an unwanted belittling response when asking for help), the rude maintenance staff, and the poor upkeep of the property.
Look, these buildings are older. Pipes burst when it's cold, air conditioning sometimes smells, walls are paper thin... But it would be bearable if the staff were more welcoming. Perhaps a training opportunity?
I hear the old staff moved to a property in highlands ranch FYI ;)

DO NOT MOVE HERE. We have lived here for a year and a half and loved it all the way up to when the new management took over. For the second time this cold fall we don't have any hot water. I couldn't take a shower this morning and last night I could hear loud drilling for at least an hour. I thought nothing of it until I went to the bathroom to find out that there was no water! There is almost no communication about planned or unplanned work. The services we never had to pay for with the previous management now cost money. There is now a fee to set up and online account and then a fee every time you use it there is no free computer or printer to use. The office closes at 5 and is not open on Sundays so if there are issues we have to call a non responsive maintenance team. And as I said earlier we are currently out of hot water for the second time. The first lasted almost a week. There was an issue with the heat once it was because even though it was cold in late September "they don't turn on the heat until October". Another time they sent a note telling us the heat was out and gave us a small space heater to use that turned out to be a fire hazard. The plug got really hot and with carpeted floor that's dangerous. We found out because my husband picked up the plug to unplug it and burned his hand. I have a 6month old son so having no heat or hot water unexpectedly is a no no.

The manager, Cyndi is so rude and racist. We have referred so many tenants here and this is how she treats us. We love the place but the management specially Cyndi is thumbs down.

I've just been informed that Arabella put an eviction notice on my credit record despite me giving 30 days notice. 2 years later they add a false eviction attempt which I find while trying to BUY my first home. Classic Slum Lord move ??♀️
Arabella was my first Apartment in DTC and could not have been any worse. Over 3 water leaks in 1 year. Pool is always dirty. Staff is casual and not at all professional. If your neighbor has crazy late night hours then it's sure you will hear every move they make above you. Overpriced p.o.s apartments with the shittiest floor plans. I've seen soooooo many better apartments and have since then experienced MUCH greater Staff elsewhere in the DTC neighborhood.

Unhappy Tenant
New Manager Cyndi Cesko is extremely rude, unprofessional and has no clue how to run a complex. Multiple unhappy tenants since the new property management company placed her at this location. Great place ! Bad Manager. One star is being generous, too bad there's no other option.

New management has been in place for about a month at Arabella and the service has drastically changed.
New owners have proven to be money hungry, by implementing additional, monthly fees.
New management, while understandably overwhelmed, has been inconsiderate.
I've lived in this complex for a while now and was always able to access information about my apartment online, but new management requires a fee, even for existing tenants to set up an account - without paying to have this information made available again, tenants are not able to view fees for the month until after the fact, and must pay with physical checks. The check drop box has been recently removed, though due to vandalism (which was never a pervasive issue under previous management), which led all of the checks placed in the box to be stolen. Notice to tenants was not sent out about this incident, and the only reason I know that it happened is because I've had to visit the office several times in the past week to get a service request completed. Prior to new management, I'd never waited more than 48 hours to have a maintenance request fulfilled. With new management, after over a week and three visits to the office (not to mention about 15 calls, only 1 of which was answered) my service request was finally completed. I am certain that the task was completed, because the maintenance staff left a very large mess.
These issues, coupled with the year round pool being shut down for the first time in over a year leaves me with little encouragement to any potential new tenants looking to pay the premium rents - you will find better service for comparable prices, easily, elsewhere.
That being said, the location and apartments are lovely - hopefully, this management will figure some things out to make it a place worth paying for again someday soon.

If I could give 0 stars I would, these people are thieves, they gave me keys to the apartment that THEY TOLD ME I WAS APPROVED FOR and then call me the next day AFTER i already moved in WITH NO LEASE SIGNED I MAY ADD, and say I wasn't fully approved because of something with my background mind you I don't have one, and said they will give me my money back once they get the keys back and so I found a new place thinking my money is still here and they CASHED IT, and sayin I have to wait 30 days to get it back after she had JUST told me some days before that it was in the office and not sent off. Don't move here you will get scammed they can't even keep leasing agents I been here a week and they have been through 3 already and the manager CHRISTY is a liar and very unprofessional
