Never had any problems here myself. Office had some turn over, but it wasn't a big deal. Good location, easy to get downtown or onto I25. Pretty quiet...

I DID NOT FEEL SAFE (please read) I wish someone posted a review like this before I moved in. I moved here at the beginning of 2023 after graduating. Contrary to most reviews, I had minimal issues with the management (although they are very shady- especially with move out charges). My issues come from the quality of life you will have if you choose to live here. As a fresh graduate, saving money was a priority when I moved. I chose the cheapest place in Denver to live. Unfortunately, that cheap price tag brings a not-so-desirable crowd with it. OUR PERSONAL EXPERIENCES: - Within the last year, there were 2 instances of guns going off INSIDE our building. This can be confirmed with the DTC/Greenwood Village PD. There were likely more instances of this happening that I was not around for/heard about. - My roommate and I had to deal with our neighbors beating their wife almost daily which made working from home impossible. Management refused to do anything about it. - Pest infestation + refusal to fix issue. Be prepared for cockroaches. Starting in late fall, roaches were found all over our kitchen and living room. This was brought up to management who acknowledged the infestation but refused to do anything about it. The maintenance team is aware of the issue and even warned me roughly 2 months before I saw the first roach in my apartment. Unfortunately, they weren’t lying when they told me “The roaches are back!” - Management has no control over tenants. There are no repercussions for parking in other tenants’ spots. I called a tow truck several months ago, the driver arrived and as he was walking up to the car in question, the people who parked in my spot came out in a group of 4 and tried to fight the driver. He left and nothing was done to help my situation after that. - Multiple cars were seen in the parking lot with missing catalytic converters. Someone is messing with cars at night. There is NO security or cameras to prevent this from continuing, I’d say 75% of the residents don’t work and spend their days yelling in the parking lot and playing music that can be heard a building over. If you consider yourself a “normal person” who contributes to society, this is not the place for you. Spend a bit more on rent and you will not have to live in fear of a stray bullet killing you or a loved one in your sleep or your car getting broken into. Before I post this, I want the reader to know this is the only 1-Star Google review I have made. I try to look for the positives in places, but there are none here. Please take this review seriously as I don't want anyone else sharing my experience. IN RESPONSE TO ARABELLA'S REPLY- It's very unfortunate to see Arabella attempt to publicly defame me... I only posted in hopes that others can avoid the same situation I found myself stuck in this past year. Everything mentioned above can be confirmed by police, residents, or the leasing office. I informed the leasing manager that I had already typed up a negative review but I would rethink posting it if the charge for Insufficient Notice was removed. I was coerced to make that request due to the following situation: The fee they are referring to was the Insufficient Notice of Move Out Fee. David, the leasing manager, was aware that we were not re-leasing for some time. Two days after the deadline I went to his office to confirm we wouldn't be charged (since we only verbally notified the office). David gave us his word we would see no related charge come move-out and we shook hands over it (referencing: "You then tried convincing us that we had promised certain things and made verbal agreements, which is untrue"). Unfortunately, we were still charged $187 for Insufficient Notice. When I called and mentioned our previous talk regarding the matter, I was told that "Nothing can be done and without written documentation it wont hold up in court." That, along with everything I was accused of, is on a recorded line that Arabella is in possession of. If Arabella chooses to continue slandering me they should attach that recording.

Unfortunately, all the reviews are true I lived here for a year and a half and moved out in March 2023. I am currently dealing with collections because when they switched management teams all the information about my move out was either lost or destroyed. they did not reach out to me for any fees or any old charges. The only reason I discovered I had any issue was because I received a letter from collections when I reached out to management. They informed me that there was new management, and there is nothing they can do since they do not have copies of the information that I signed when I left make sure that you always keep copies of any paperwork. This company put me in collections for the first time in my life with no information or warning as to why. It was not until I reached out did I learn that they lost all information pertaining to my move out

My boyfriend and I make do with our apartment at Arabella. We moved here a couple years ago after we were referred by a friend, who conveniently lives in our same building. We renewed our lease because we enjoy being a few doors down from our friend. Pros - The three of us enjoy the hot tub/pool area. It’s never crowded. We like using the fitness center too. Our unit hasn’t had water/pest issues other reviews talk about, then again my bf & I are in a 2nd floor unit and our friend is in a top floor unit. We’ve had smaller maintenance issues but staff responded quickly each time. Cons - The lease mentions quiet hours but those need to be enforced better. Several times now, my friend and I called each other in the middle of the night because we heard people being loud outside. Unfortunately some of our neighbors need a reminder to be respectful. Also an interesting experience…someone was parked in my spot recently but Elite towing requires written proof that I’m a resident and my car is assigned to my specific spot #. My spot # is not listed in our lease paperwork anywhere. Thankfully though, the other car eventually left. When I visited the office to ask how to handle situations like this, they said to call emergency maintenance and have them confirm to Elite that I’m a resident and that’s my spot. I hope I never get to this point but it does make me wonder how parking is actually enforced…
