I spent a year here and would never renew a lease with Arabella. As mentioned below, the trash piled up at least once or twice because I assume they did not pay for pick up. They do not snow plow or prepare sidewalks properly so when it snows the entire parking lot becomes an ice rink. They charge you service fees, CAM charges, etc that are meant to pay for property upkeep, yet do not actually provide upkeep. (Also, this was the first apt complex to charge an extra fee for something that should be included in the rent). Speaking of fees, if you want to pay your rent online, they charge you $10 to set up an online account and $2.50 every time you make a payment. The online portal doesn't work half of the time and they do not post your rent/utilities until mid day on the first. They also will charge you a late fee and delivery fee if you are a day late. The delivery fee of $95 was because the manager walked to place a late notice on my door. Long story short, the management at Arabella is one of the worst I have seen and I have lived at various apartments. In terms of the apartment, if you are in a lower level, you will have issues with spiders. The air conditioner is located in the living room and the air does not reach the bedroom; this makes the bedroom super hot and the living room a decent temperature. The heating units do not work well; there is extremely hot spots on the floor that get so hot that you can't even stand in the same spot for long. Even when I turned the heat off, it was fuming in my apartment. Please be aware that these apartments might seem like a great place, but don't judge a book by its cover. I just hope that I will be able to get my deposit back. I will update once I see how move out goes...

From ignoring work orders, to entering our appartment without permission, to finding excuses to charge their residents as much as possible, Arabella is truly one of the most poorly managed properties i have ever lived. While the property may seem convenient in terms of location and look like a decent residence, do not be fooled. During the last month of our stay, management forgot to pay the trash bill, and as such all the dumpsters began to overflow and animals began digging in them. It was unsafe and unsanitary, yet management did not even see fit to inform the residents of the mistake, instead attempting to hide the mess by making maintenance move it from the full dumpsters to more empty ones. I could go on and on about the miscommunication and shady practices, but just know if you make the mistake of moving here like we did, you will undoubtedly be dealing with the same theiving behavior.

They kept my entire $400 deposit and are still trying to charge me $20 after moving out for touch up paint and other ridiculous charges for normal wear and tear even though our lease clearly states that normal wear and tear is excepted. Sorry Arabella, but your not getting your $20; especially considering the last month we lived there the trash bill wasn't paid by the property and trash was piling up everywhere for a week. Plus you came into my unit unaware while I was not home and poured bleach down my drains to resolve the sewage smell that was still lingering even after moving out. I have lived in many apartments, but this is by far the worst managed one I have ever lived in.

We moved out of the property Arabella on August 14th of 2017. We put in our move out notice around the date of July 1, 2017. Entirely more than 30 days notice. The manager at that time was Tatiana Sosa-Martinez. This establishment was under Sares-Regis up until we moved out of this property. We had our final walk through on August 14th, we gave back our keys, and received a letter from Tatiana saying thank you for being with us for 3 years, you will be receiving a deposit back in the amount of $217.97 within 14 days. On August 28th we received our deposit of $217.97, and deposited a check that was dated August 17th. Fast forward to October 2018, when we receive a piece of mail from the credit agency National Credit Systems saying we owe Arabella $569. We have never been contacted by phone, email, text, or by mail in the entire year and two months by Arabella regarding this false information. Not once. I called National Credit Systems, and spoke with a representative saying the information she was given was we didn't put our notice in until August 1, and moved out August 18th. Which is completely untrue. But let's revisit this key point. WE RECEIVED OUR DEPOSIT BACK WITH THE CHECK DATED AUGUST 17TH, 2017. We moved out August 14th. We received the check on August 28th. This company is purposely trying to rip people off, or ruin their credit. I would stay far away from this property and company AMC! UPDATE: 3/25/19 The response from this company is absolute non-sense. I have never received any communication from Arabella aka AMC LLC, not one time, regarding any lingering financial issues, because there wasn't any. We signed our vacating notice as early as July 1, 2017. We paid our pro-rated rent from August 1-14. We did our walkthrough with no comments whatsoever of how our place was left, because it was left cleaner than when we moved into the unit. Personally handed my keys to the manager Tatiana Sosa-Martinez. She gave us a letter stating when we would receive our deposit back. We received our deposit back within 14 days of moving out. If there were any issues, they would have been discussed within those 14 days. We have never received ANY communication from them directly until I posted this review. Our written notice states exactly what date we moved out. I signed that notice with an ink pen with my signature. Lastly, our deposit is not even from AMC LLC, it’s from Sares-Regis. I’m not clear that AMC LLC was actually even managing the property at the time.You can see there's a pattern of always a push back from this company. Not once with all of the negative reviews it receives do they say they have done anything wrong. Or say they made a mistake. You are putting something on our credit that is false information. Why would you think that is ok on any level? Public be warned by this.
