The apartment is beautiful the heating system is a boiler so you do not have control of the thermostat which can be both expensive and frustrating and something you need to be aware of prior to moving here.

Absolutely terrible.. heat and utilities cost a fortune and it is hot as the sun in the apartments!! You don’t have any say in your heat ( the controls don’t work) and yet it’s 80+ degrees when it’s 75 outside. Here is a picture of the thermostat from a few weekends ago when it was 75 outside and so it was 82 inside because they heat is always on.... I never want to be in my apartment as it’s always so uncomfortable and so I never have guests over either! I’m up all night tossing and turning bc it is just so hot all the time. And clearly, I am not alone in this according to other people writing in... the staff also doesn’t care and is repeatedly rude about it... Don’t lease here you will regret it!!

If you want to spend over $100 on utilities (not including Xcel) while not being able to control your own heat, this apartment complex is for you!! This past winter has been BRUTAL. Boiling hot 24/7, even with the AC running and windows open, and management doesn’t care at all. We’re paying so much money for heat/electricity we can’t even control. It’s been 70+ degrees lately and this is a photo of our thermostat set at 78 degrees! When we told the complex this, they just said it’s a fixed temperature for everyone and there’s nothing they can do. We have been appalled by the management here and wish we would’ve known this before renting.

We were thrilled about moving to Arabella, but quickly learned that it does not come with heat.. after FIVE (5)days of freezing temperatures in our apartment ranging between 53-55degrees they finally adjusted the heat so we can have 61-63 degrees when it’s warmer outside ( picture shows I set the temperature at 90 and it was 61 degrees in the apartment)Bad deal is you still have to pay for the whole buildings heat divided by the number of tenants even if you can’t get yours to an acceptable level ... and the bill is in the hundreds and you still have to pay your Excel power bill on top of the other. So after complaining daily they corrected the heating problem and turned up the boiler, now my apartment is in the 80’s we are baking. I told them the thermostat doesn’t work at regulating the temperature so they put in a new one that shows the temperature but it does not control the temperature of the heat, I set it as low as 60 degrees and the temperature is showing 80... everyone who comes to my apartment complains about how hot it is... we shut all the floor vents and it’s helped a little. looking forward to summer as there is only one small wall a/c in the living room, it’s a heating/cooling nightmare to say the least. Extremely disappointed in the property maintenance and the management.
